PROJECT DESCRIPTION
The Crossings at Ambler Station is 
the second phase of our 
redevelopment project here on 
former EPA Superfund site that once 
housed the manufacturing facility of 
the Keasbey & Mattison Company. 
The first phase of this revitalization 
effort was the redevelopment of the 
Boiler House, the only K&M factory 
building left standing at the site.  The 
environmental remediation was 
followed by the preservation and 
restoration of the original building 
core and shell.  The interior of the 
building was then transformed into 
the 40,000 square foot Class‐A office 
building that we all work in today! 
The second phase will consist of the 
environmental clean‐up, 
infrastructure development, and 
ultimately the construction of a 115‐
unit apartment complex right next 
door.  The successful remediation 
and installation of required 
infrastructure in connection with The 
Crossings at Ambler Station will  
return a vacant and deteriorating 
land area to the tax rolls, and provide 
a permanent employment and 
residential center for the Ambler 
community. 
TIMELINE
We are hoping to begin construction 
in the second quarter of 2014 and 
begin leasing in late summer of 2015.  
The construction of this project 
should not interfere with the day‐to‐
day operations of the Boiler House.  
BENEFITS
The residents of the Ambler Boiler 
House will see several benefits from 
the completion of this project.  The 
South parking lot will be expanded 
which will provide additional parking.  
We will be installing storage units in 
the basements that will be made 
available to our Boiler House tenants 
to rent.  Lastly, as an apartment 
complex, we will be offering 
corporate and/or temporary housing 
for the Boiler House residents.  We 
will provide more details on all of 
these items when they become 
available.

The Lucky Well
A new restaurant has opened in Ambler!  The Lucky Well 
opened on September 23
rd
.  It has a traditional American 
and BBQ menu with an extensive beer & whiskey list.  
They open every day at 4 pm so try them out for happy 
hour!

our local community. 
Ambler Restaurant Week 2014
Keep in mind that Ambler Restaurant Week will be 
returning January of 2014.  We will provide details when 
they become available.
